Repair or replace? A landlord’s framework

Weigh cost, durability, disruption and repeat failure.

The cheapest immediate option is not always the lowest-cost decision—and replacement is not automatically better.

Start with the cause

A repair makes sense only when it addresses the real failure. Repeatedly easing a door will not solve movement, moisture or a damaged frame.

Consider five questions

  • Is the item safe and suitable? Safety-critical concerns come before cost comparisons.
  • Has it failed before? Repeat callouts change the economics.
  • Can a repair be durable? A sound substrate and available parts matter.
  • What disruption will each option cause? Include access, downtime and making good.
  • Will replacement create follow-on work? Sizes, finishes and connected components may add scope.

Compare like with like

Ask for clear inclusions. A replacement quote may include removal, fitting and finishing—or it may not. A repair may be targeted and appropriate but carry no promise about unrelated future failures.

Document the decision

Keep photos, the agreed scope and the reason for the chosen route. This helps future property managers understand what was done.
