1. Capture the condition before work starts
Take wide photos of each room and close-ups of defects. Record meter positions, keys, missing items and anything requiring specialist assessment. A dated checkout report can be a useful starting point.
2. Put safety and security first
Identify damaged locks, unsafe glazing, signs of water ingress, exposed components and reported alarm or electrical issues. Use appropriately qualified people for regulated work and do not assume a cosmetic repair resolves the cause.
3. Test everyday function
- Open, close and latch doors and windows.
- Check taps, wastes and visible seals for obvious issues.
- Inspect handles, hinges, cupboards and worktops.
- Look for damaged flooring, trim and decoration.
- Check outside access points, gates and obvious trip hazards.
4. Divide the list into priorities
Use four headings: essential repair, compliance or specialist check, presentation improvement, and optional upgrade. This makes approvals clearer and prevents nice-to-have work obscuring important items.
5. Confirm access and the target date
Work backwards from photography, marketing, cleaning, inspections and move-in. Allow time for materials, drying and follow-on work. Avoid promising a date until the actual scope is understood.
6. Close the job deliberately
Keep final photos, notes and relevant paperwork with the property record. Test the affected item where appropriate and note anything deferred.
