Standalone end-of-tenancy cleaning or cleaning within a wider void turnaround, with an agreed room-by-room scope and before-and-after photographs. An empty property is preferable; occupied-property arrangements are discussed individually.

Guide price for a standalone standard single-oven clean. Standard oven and extractor cleaning is included in the agreed property-cleaning scope above. Specialist deep cleaning is assessed and quoted separately.

Carpet extraction

Guide add-on for a room up to 15 m², subject to condition and the agreed treatment. Standalone carpet bookings have a £90 minimum. Upholstery cleaning is also available by quotation.

Extra bathroom

Up to 6 m² in normal condition, added to a property clean. Heavy descaling is quoted separately.

Full or heavy clearances, kitchens, bathrooms, replacement windows, whole-property decoration and major refurbishments are scoped individually. Clearance prices depend on the authorised item list, volume, weight, access and disposal costs. Gas, electrical, structural and fire-door work require the appropriate specialist assessment.

How we sequence the work

A practical order helps avoid cleaning twice and makes the handover easier to check. Only the stages included in your agreed scope are scheduled.

  1. Record and agree the scope

    Record dated starting photographs and review the check-out information before work changes the condition. Confirm the inclusions, price, access route and decision maker.

  2. Clear the work areas

    Remove authorised unwanted items where clearance is included. Protect anything that will remain.

  3. Complete repairs

    Carry out the agreed work and coordinate any specialist input before final presentation.

  4. Decorate & allow drying

    Prepare and paint where included, leaving the drying and curing time the materials require.

  5. Agreed cleaning scope

    Complete the specified room and appliance clean after disruptive work. Standard oven and extractor cleaning is included within the agreed scope; specialist deep cleaning is separate.

  6. Record & hand over

    Provide completion photographs and a note of any deferred items. Confirm the key arrangements.

Agree the programme: the completion date is confirmed after reviewing condition, scope, access, materials and any repair, specialist-work or drying dependencies. Keep outstanding property work separate from completed cleaning. See the void-cleaning sequence.

Can I book just a kitchen and appliance clean?

Yes. Standalone kitchen and appliance jobs are quoted individually against the appliance list, condition and access requirements. See the kitchen-cleaning scope.

How do I prepare a cleaning brief?

Use the room-by-room cleaning checklist, or download the separate PDF checklist. Submit your scope through the quote form and send photographs separately on WhatsApp at 07971 241120.

Are these fixed prices?

They are guide prices for the starting scopes shown. Send the postcode, occupancy status, clear photographs, approximate floor area and job list. We confirm what is included, any additional charges and the final price before work is booked.

Do the prices include VAT and materials?

The guide figures are customer totals, including any applicable VAT. Provision of cleaning materials and equipment is confirmed and quoted for the job; it should not be assumed to be included in the guide cleaning figures. Standard white emulsion is included in the stated room refresh. Repair rates and door fitting are labour only unless your written quote says otherwise.

What can increase a cleaning price?

Larger rooms, additional bathrooms or reception rooms, heavy grease, excessive limescale, pet contamination, moving heavy appliances or remaining belongings can change the scope. Waste removal, mould, pest concerns and hazardous materials require separate assessment. Carpet extraction, upholstery cleaning, materials and equipment provision are quoted to suit the job. Standard oven and extractor cleaning is included within the agreed scope; specialist deep cleaning is separate.

Does cleaning guarantee a tenant’s deposit back?

No. The clean covers the agreed cleaning work. Deposit decisions can also involve damage, arrears and other matters. Completion photographs record the work carried out; they do not guarantee a particular deposit outcome.

Can an agent arrange several jobs at one property?

Yes. Send one prioritised property list, the access contact and the person who can authorise work. Send photos separately on WhatsApp with the branch name, postcode and job reference.
